Plumbing repairs and installations
in London

We arrange plumbing repairs and installations across London and the M25, from leaking taps and household drainage problems to replacement fittings and planned renovation work. We discuss the symptoms, the fixture and the access needed, then arrange the relevant specialist. Plumbing has its own published labour rates, separate from general handyman work.

Start with the fault you can describe

We assess leaking pipes, taps and household fittings, slow drainage and other waterworks problems. The useful starting point is what you have noticed: where the water appears, which fitting is affected and whether the problem is continuing. Photographs can help, but we also need a description of the symptoms rather than a diagnosis you feel you have to provide.

A mark on a ceiling, a drip inside a cupboard and a poorly draining basin can involve different work and access. We discuss that information before booking and inspect the relevant area during the visit. If opening a cupboard, removing a panel or accessing a concealed connection is likely to be involved, explain what is visible and what surrounds it. We agree the work rather than assume the first visible symptom tells the whole story.

Sinks, baths, showers and toilets

Our drainage work includes enquiries about blocked sinks, bathtubs, shower basins, toilets and household drains. Tell us which fixtures are affected and whether more than one outlet shows the same problem. The location, accessible pipework and previous attempts to deal with the blockage all help us discuss the work before the appointment.

We review the affected fitting and available access before choosing how to proceed. Some issues can be approached through an accessible household connection; others need a different assessment. We explain what can be inspected and any additional access or work that becomes necessary. We do not assign a standard clearing time or promise that every blockage can be resolved by the same method, simply because two customers describe a slow-running sink.

Small components with an everyday job

We carry out suitable repairs to taps, valves, cartridges and leaking connections. A fault may involve a replaceable component or a fitting that needs further assessment. Send the make or model where available and a photograph of the fixture and its connections. Proprietary parts can matter, particularly when an existing fitting is older or has been altered.

We identify the relevant components and discuss repair or replacement before proceeding. Supplied parts need to match the fitting and intended application; having a replacement in its packaging does not by itself establish compatibility. If parts must be sourced, we agree that arrangement separately. We also discuss the surrounding cabinet, tiles or access panel, as a connection that is easy to see in a photograph may not be easy to reach with the fixture in place.

Plan the fitting and its connections together

We arrange plumbing-in and installation work for household appliances, bathroom furniture, radiators and other relevant fixtures. The product details, existing connections and proposed position need to be considered together. Tell us what is being replaced, what is staying and whether other work in the room will alter the installation area.

For appliances and new fittings, send the model and available instructions before booking. We assess the accessible connection points and the space available to work, then discuss the installation requirements. Cabinetry, tiled finishes or a different product size may affect the surrounding work. Moving or adding electrical connections is separate specialist work, so include that in the enquiry rather than assume it forms part of a plumbing connection.

Identify the heating work before booking

Our published plumbing services include radiator-related tasks such as bleeding radiators and replacing suitable valves, along with enquiries for boiler installation, repair and servicing. Please identify the appliance or heating component when contacting the team. A household tap appointment and a boiler enquiry require different information and the relevant specialist to be arranged.

We discuss the reported issue, appliance details and accessible location before confirming the visit. Send any known model information and describe the symptoms without attempting to label the cause. If the work is part of a wider property refurbishment, explain which heating components are involved and when other trades will be working. We do not treat every heating request as an ordinary small fitting replacement or include it automatically in another plumbing booking.

Access is part of the repair

We review the working area, relevant connections and any isolation arrangements before carrying out the agreed work. Where water or used components may be involved, we protect the immediate area as appropriate to the task. Cupboards, bath panels and service spaces need accessible working room, not only a view of the fitting from the front.

Clear stored items from the relevant cupboard and tell us about panels that are difficult to remove, fixed furniture or restrictions imposed by the building. If the water supply serves other occupants or the property has managed access arrangements, explain those details before the appointment. We can then discuss how the work will be organised. Additional opening-up or a change to the planned access needs agreement, particularly when decorative finishes are involved.

  • Describe the affected fixture and whether the problem is active.
  • Send photographs of the fitting and accessible connections.
  • Identify supplied replacement products or known model details.
  • Explain shared supplies, access panels and building restrictions.

Review the repair before closing the area

After carrying out the agreed repair or installation, we check the relevant connections and operation. We review the work under the conditions available at the visit, looking at the fitting that has been repaired or connected and discussing any issue that remains. A completed replacement should be assessed as an operating fixture, not simply as a new part in the old position.

We explain what has been done and any further work or observation relevant to the fault. If the original symptoms indicate an additional problem, we discuss that rather than present an unrelated component replacement as a complete answer. Access panels and surrounding work are reviewed as part of the agreed job. Any tiling, carpentry or decoration needed to finish an opened area should be identified in the booking or discussed when the need becomes apparent.

In a home, rental or working premises

We work in houses, flats, rented properties and suitable business premises. In a flat, the route to the fitting, building entry and any shared-service arrangements can affect the appointment. Tell us about a managing agent or maintenance contact who must be involved, and agree who can authorise changes if the work differs from the initial request.

Landlords and letting agents can provide the tenant’s reported symptoms alongside photographs and access instructions. Please establish the person who will review the completed work or answer questions while the plumber is present. In offices and other occupied premises, describe the affected facilities and any access times. These arrangements help us assess the visit around the actual property, particularly when working on a fitting affects other people using the building.

Repair the connection, then plan the finish

Some plumbing work forms part of a bathroom or kitchen improvement rather than a standalone repair. Give us the full plan so the connections, fixtures and surrounding surfaces can be considered in the right sequence. Our bathroom refurbishment service is relevant when the request involves the room as a whole instead of one fitting.

If accessing a concealed fault involves a tiled surface, we can discuss the related tiling and re-tiling work. We need to identify matching materials and the actual finish required rather than assume every tile can be replaced without a visible difference. Combined work may need separate trades, materials and appointments. We discuss those requirements before adding them to the repair so the customer understands both the plumbing task and the restoration of the surrounding area.

Specialist rates, clearly separated

Plumbing uses the dedicated published rates. For Monday–Friday appointments between 8am and 6pm, the first hour is £110, with a one-hour minimum; each subsequent half hour is £49. The weekday daily labour rate is £565. Weekend appointments between 8am and 5.30pm start at £142 for the first hour, followed by £65 per half hour. Other time bands have different charges.

Labour includes taxes, while materials, parts and agreed additional expenses are separate. The published sourcing charge for plumbers is £52 per hour, plus the cost of the items purchased. Parking is added only if incurred, and congestion charges may apply where attendance by scooter is not possible. Check the complete price list and conditions before confirming the appointment. Larger jobs taking more than a day need an on-site viewing, and cancellations or rearrangements require at least 48 hours’ notice under the published policy.

BEFORE YOU ARRANGE THE VISIT

A few practical answers.

Can you attend a leak on the same day?

Same-day attendance depends on the schedule and the request. Call with your postcode, the affected fitting and whether the leak is active. The team checks availability rather than guarantees an immediate arrival through the website.

Are plumbing rates the same as handyman rates?

No. Plumbing has a dedicated published rate table. The standard weekday first hour is £110, with a one-hour minimum, and subsequent half hours are £49. Check the full prices page for other appointment bands and additional expenses.

Can you fit an appliance I have bought?

We can assess plumbing-in and installation work. Send the model, instructions and photographs of the existing connections. A change in position or related electrical work must be identified before booking, as it may require additional work or another specialist.

What if the leaking connection is behind tiles?

Explain what is visible and send photographs of the surrounding area. We discuss access and any related finishing work before proceeding. Tiling and replacement materials need to be assessed separately rather than assumed to be included in a small repair.

Can you source a replacement tap or part?

We can discuss sourcing in advance. Plumbers have a published sourcing charge of £52 per hour, with the material cost separate. The correct product or component needs to be identified before a purchase is agreed.

Can a landlord book work for a tenant?

Yes. Provide the reported problem, tenant access arrangements and a person who can authorise changes. Tell us about shared supplies or building-management restrictions, and agree who will receive the handover once the work is completed.
